Buying in Casablanca: from choosing a property to signing at the notary

Looking to buy an apartment, a villa, an office or a plot of land in Casablanca? Here is how a purchase works with Casa Habitat, from the first viewing to the signing at the notary, and what to check before committing.

01

What we sell

Casa Habitat sells all types of property: apartments, villas, offices, land, new or older. We only offer properties that are already built, never off-plan sales.

02

Who sets the price?

Each property belongs to a different seller. The seller sets the price, after discussing it with the agency. Casa Habitat presents the property, arranges viewings and acts as the link during negotiation: we pass your offers on to the seller, in writing or verbally.

03

Checking the property before committing

Before any commitment, we show you the property’s documents, in particular:

  • the land title (titre foncier) and a recent certificate of ownership issued by the Land Registry (Conservation foncière): they show who owns the property and whether it is subject to a mortgage or another charge;
  • the building fee (syndic) receipts, to check that co-ownership charges are up to date.

The notary then carries out their own checks before the signing.

04

The steps of the purchase

  • The viewing, on site, or by video if you are abroad.
  • The offer, passed on to the seller, then agreement on the price.
  • The reservation, if you wish, with a receipt from the agency.
  • The preliminary sale contract (compromis de vente), at the notary: it sets the price and the terms of the sale, and binds both parties.
  • The final deed of sale, signed at the notary. The notary then registers it and records it at the Land Registry: you officially become the owner.
  • The handover of the keys, on the day the final deed is signed.

The reservation amount is deducted from the price at signing. It is not refunded if you withdraw from the purchase; it is returned to you if the seller withdraws from the sale. Only reserve after seeing the photos, viewing the property and reviewing its documents.

05

Choosing the notary

You are free to choose your notary. If you do not know one, Casa Habitat can suggest one.

06

What to budget for

  • The price of the property, shown in the listing and agreed with the seller.
  • Agency fees: 2.5% of the sale price, paid at the signing at the notary.
  • Purchase costs: registration duties, Land Registry fees and the notary’s fees. The amount depends on the price and your situation: ask the notary for a written estimate before signing the preliminary contract.

Financing: if you are buying with a loan, talk to your bank before signing the preliminary contract. Casa Habitat does not arrange loans.

07

How long does it take?

The timing depends on the seller’s conditions and yours: availability of documents, financing, the notary’s schedule. The agency sets no deadline and promises none.

08

Buying from abroad

If you live outside Morocco, you can view the property by live video. To sign, you can give a power of attorney to a trusted person, usually drawn up at the Moroccan consulate. Casa Habitat can handle this with you if you wish. For the rules that apply to your situation, ask the notary.

09

What we do not promise

Buying property is an important decision. Casa Habitat promises no rental yield, no capital gain and no resale timeframe. We give you accurate information about the property: the decision is yours.
